The Property
A magnificent setting in the rolling foothills of Western North Carolina. This property is set up and ready for horses immediately with all the necessary equine amenities.  The farm has stunning mountain views in all directions and the land has been gently terraced to soften  the hills.
Enter the farm past the stone walled gates and a wireless driveway sentry, down the long gravel driveway lined with apple trees and mature blueberry bushes brimming with fruit until you glimpse the breathtaking 4 and one half acre lake stocked with bass, bream, catfish and perch.  The property also boasts wild blackberry and raspberry bushes along with muscadine and scuppernong grape vines.

The farm is fenced and cross fenced into 13 very large paddocks all with solar electric wire over 4 board wooden fencing, wide metal gates for equipment access and with eight frost proof water hydrants able to water all the paddock troughs. We have added approximately 17 thousand lineal board feet of fencing. There are two 12' x 16' board and batten run in sheds and one 12' x 24' double run in board and batten sheds both with asphalt shingle roofing. There is also a double run in shelter with a double tin roofed paddock and two turn out paddocks with field fence over board for foals,  smaller  horses, seniors or rehabbing up close to the main cottage.

Another beautiful attribute of this farm is  gorgeous Lake Lure and legendary Chimney Rock with it's lake front restaurants and a deluxe Ingles Grocery store & pharmacy three miles down the road toward the mountains and the lake.  We are also only nine miles from the Tryon International Equestrian Center (TIEC) which is such a plus for equestrians.  This is where the World Equestrian Games was held in September of 2018.
The Barns and Equine Facilities
The farm has three barns (with a combined total of 35 stalls), a large outdoor 100' x 200' arena, and a 60 foot round pen for training.  Many of the paddocks have trailed areas to hack on horseback around them as well as some trails with firm footing cut into our own woods. 

The front barn we call the summer barn has 6 stalls and is very cool and comfortable in the summer with a tech shield metal roof. This barn has an adjacent turn out paddock and an outdoor wash area.

The main barn overlooking the lake has two pair of heavy sliding barn doors on the front and back, 12 @ 12' x 12' stalls on the main center aisle with 10 @ 10'x 12' stalls on the private lower level that convert to 5 @ 12' x 20' double foaling stalls. The main barn has an air conditioned and heated tack room/ dressing room/ kitchen, a restroom with a washer dryer and a new hot water heater, a feed room, a maintenance room and a wash rack that houses a double commercial stainless steel sink with hot and cold water including shelving and cabinets. There are also Prefert Stocks for medical or reproductive purposes in the main barn across from the wash rack. This barn has nine large overhead fans that cool pairs of stalls and two large powerful exhaust fans that move air through the gable of the entire barn. Each of the stalls have independent LED lights with fluorescent lighting in the main aisle way and wash rack. The tack room has a large kitchen refrigerator, a small medical refrigerator, a stand alone trunk freezer, a microwave, maple cabinetry and a beautiful three way mahogany dressing mirror.  The tack room has wall hooks for bridles and bits and saddle hooks, with a large teak eating table and 4 teak reclining
 chairs.
The main barn has a 4 ton galvanized grain silo and a three sided manure bin as well as an area to store gravel and an area for hay storage.

The third barn doubles as a large equipment center aisle barn with hay storage on one side and 5 more 12' x 12' stalls on the other side.  At one time these 5 stalls were used for foaling stalls because this barn is tucked away below the main cottage and very private.

There are three wells on the property one that feeds the main house, one for the barns and hydrants and one for the two cabins.
The Two Rental Cabins and Income Opportunities
Tucked on their own private road with a cul-de-sac are our two rental cabins that would also be perfect for a family compound or trainers accommodations.  The cabins are perched overlooking the lake on the opposite side of the farm and are extremely private.

We now offer the small cabin  UNFURNISHED for $1200.00 per month including utilities and internet. 
The large cabin is rented UNFURNISHED for $1500.00 per month including utilities and internet.  This is an added instant annual income for anyone purchasing the farm. 

We sell our horse manure to local farmer's for their gardens. 
We are also possibly offering one of our businesses as a wonderful income opportunity year round so there are many income streams possible with the purchase of this farm.

Main Caretaker's Cottage
Sitting up on top of the hill overlooking the entire farm is the Main Cottage.  This is a simple flat log, primitive and precious cottage with two working stone fireplaces. The freshly painted cottage has three bedrooms and two baths with a simple kitchen, living room and family room and an artists studio. There is also a double carport with an area for storage above that could be finished for another dwelling.

The structure is 40 plus years old and we have lived in it for over 10 years. This is the perfect place to live while a main estate is built on one of the many incredible home sites on this farm. It would also be perfect for the farm manager, grounds keeper or a main trainer or trainers.  

The cottage has cable television and very high speed internet as a bonus!
The cottage has 2 @ 500 gallon gas tanks for heat or emergency use with a quick disconnect and also has a stainless steel bison hand pump on the deep well for longer power outages or emergency use off grid.
